Home ownership in Singapore vs Taiwan

Do you know that when the Taiwanese buy an apartment in Taiwan, they are given a breakdown for:

(1) How much of the price is for the apartment, and
(2) How much of the price is for the land.

In other words, they are told how much the house and land is priced separately.

Also, after they have paid for the house, they are given:

(1) The house deed, and
(2) The land deed. And if they live in a high-rise apartment and the land is shared between the residents, they are also told what proportion of the land they own.

In fact, they can also go to the Department of Land Administration to check how much their land costs, and how much the price has changed over the years.

In Singapore, Singaporeans have to pay for the land when they pay for the HDB public housing flat. The land component is estimated to be 60% of the flat price.

However:
(1) Singaporeans are not given the actual price breakdown, of how much of the price goes to the flat itself, and how much goes into the land.
(2) Also, after Singaporeans pay for the flat, they are only given the home deed. They are not given the land deed.

The questions you have to ask are these:
(1) If you are not given the land deed, then why do you have to pay for the land?
(2) If you are paying for the land, shouldn’t you be given a land deed, that says that the land actually belongs to you?
(3) But why is it that, where more than 80% of Singaporeans live in HDB public housing flats and have paid for the land – which means that the land should be owned by you, yet 90% of the land in Singapore is still owned by the Singapore PAP government?
(4) And why is it that you have paid for the land, but after 99 years when the government takes back both the flat and the land, you are left with zero dollars? If you have paid for the land and it should belong to you, shouldn’t the money that you have paid for the land be returned to you, including the interest earned?
(5) In fact, shouldn’t the government be buying the land back from you, and shouldn’t you be the one who gets to decide how much you want to sell back to the government?

(A) In Taiwan, the Taiwanese know that they own both their apartment and the land they have paid good money for.
(B) They are told how much they are paying for both the apartment and land, separately.
(C) The Taiwanese are also given both the home and land deeds, because they have paid for both the apartment and the land.

(A) In Singapore, Singaporeans only “own” the apartment (and not the land), and this so-called “ownership” is only for 99 years, after which their ownership disappears and their “home” is given back to the government.
(B) Singaporeans have to pay for the land, but they are not told how much they are paying for the land.
(C) Also, Singaporeans are only given the home deed, and they are not given the land deed, even though they have also paid for the land.

The reason? Taiwan is a democracy. Singapore is not.

This is why there is greater transparency in Taiwan because the government has to answer to the citizens.
In Singapore, the government does not have to answer to the citizens because one party has controlled government for 60 years and see no need to be fully accountable to the citizens.

Where does your money go?

(1) The land that you pay for goes into the reserves, and has amounted to hundreds of billions over the years.

(2) The reserves are transferred to the GIC and Temasek Holdings.

(3) Singaporeans use their CPF retirement funds to pay for the HDB flat. Today, many of the elderly Singaporeans cannot retire and the average CPF payout last year was only S$355 a month.

(4) You are also made to use your CPF to pay the land that your HDB flat sits on, but you are not given a land deed – which means that you are paying money to buy the land, but you still do not own the land.

Thereby, the government earns free money from your CPF that you pay to the land, while still keeping the land for themselves.

This CPF that you give to the PAP government for free are retirement funds that you lose.

    HDB is priced much more expensive than free hold private landed properties [pro-rated to 99 years].

    After working for the whole life, money goes to “ZERO” when the leased expires.

    What’s more, the money goes to the bast**d husband and wife control, not as revenue benefiting Singaporeans.

    And considering so much terms and conditions like die cannot pass on to your children etc… and must sell away etc… whereas the private landed properties last forever.

    what is the f**ucking garatment you voted for do to you?

    we’ve been hookdwinked big time..
    moreover most of us buying hdb are not lawyers or educated in legal matters.
    at the 3 hdb appointments , they say read n sign, we just sign whatever paper they push in front of us .
    some of it is our fault, altho not intentionally, cuz we trusted the gov…
    we always felt that gov cant cheat us etc.
    now we are begining to hear n see the real truths thro all these good people who educate us thro their articles @ TRE and other alternative websites..now

    Sinkies is given a LEASE document – NOT A TITLE DEED – of a home which said clearly that HDB Incorporated is the registered proprietor (in common law term is the legal owner) of the dwelling. The buyer of that specified dwelling is spelt clearly as the “tenant”

    In common law term, HDB Incorporated is

    a) animus possidendi and
    b) animus domini

    So when you sell, you in some circumstances, liable for resale levy. The “owner” collects its share of your “profit” of part sales proceeds. What if the tenant suffer a loss? HDB DIAM DIAM DIAM!

    From readings on social media, the seller of HDB dwelling, surrenders his/her lease document to HDB for cancellation. HDB then issue another LEASE DOCUMENT to the next buyer.

    The law is clear – it is NOT any or every document – stamped with your name on it is a title deed evidencing your ownership. It is the CONTENT OF THAT DOCUMENT which spelt out the ownership and its legal rights. If that document spelt out that I am owner and you is tenant, the law is correct to interpret you are my tenant, I am owner and the stamped document is a mere LEASE DOCUMENT that you paid up upfront all the lease obligation. It is therefore NOT A TITLE DEED OF YOUR IMAGINED OWNERSHIP but a lease contract of 99 years duration.

    Anyone want to disagree?

    IF AH KOW RENTS OUT ONE ROOM of his condo unit to you for 12 months, you got animus possidendi (possession rights of exclusive use of the space let out to you for 12 months only) but no animus domini (control). You can’t sell Ah Kow’s room rented to you and AH Kow as the registered owner with animus domini can evict you for any violation of the lease term.

    Ah Kow’s issuance of the lease document to you is NOT EVIDENCE of your imagined ownership of the let out property.

    The PAP government confiscated those land in the name for the good of Singaporeans. In the early years during Mr Lim Kim San time, the HDB only charge a token of $1 as the land was almost free to the government. Now the greedy ministers need to justify their million $ pay, they quietly added land cost into HDB public housing, making the youths slave to them for their working life.
    I would expect those previous land owners whom land was confiscated or was paid a token sum, sue the PAP government of breach of trust of profiteering from their good will.

    THE BOTTOMLINE IS THAT NOBODY PAYS for something and someone else got the ownership of it thereafter – saved of the exception of a voluntarily gift or donation from the buyer.

    The peasants paid $$$ consideration for the land, SO IT IS THEIR property interests. Where is the deed of transfer evidencing the property rights of that sale (from HDB)/buy (the peasants) contract transferring from the seller to the buyer?

    There is only a lease document which specified that HDB incorporated is the registered proprietor (owner and leasor) and the buyer is a tenant/leesee.
